• Minimum 5 years full cycle experience with Shopping centre development and/or management in the international real estate investor/developer • Minimum 5 years in management position with proven leadership skills and track record • Minimum 1 project delivered from pre-study up to handover, involving site selections, concept design preparation, leasing, marketing, construction and tenants’ fit out processes • Knowledge about Ingka Group internal processes, rules, templates and real estate procedures, such as PLM, Due Diligence and other instructions. • Knowledge of the internal and external property development process, and coordinating the business case creation up until internal approval (IRLP) to secure location, with input from internal and external stakeholders. • Meeting place concept localization and its impact to the commercial and financial Asset results. • Knowledge of how to build external networks and attempt actions to influence external parties. • Knowledge of how to implement a budget starting from the Land IR, till the final cost estimate and later on the CFU (Cost Follow Up); included the knowledge of appropriate tools, Cost Groups, cost benchmarking and how to recognize and prevent any deviation. • Understanding leasing negotiations (legal and commercial aspects)
Ensures the assigned development projects realization within the frames of the approved Investment Request and timelines as well as in line with the valid Company Strategies, Steering documents, Rules and Guidelines etc. • In charge of timely reporting to the relevant steering and decision bodies as soon as any deviations from the approved Investment Requests, agreed timelines and/or new Risks that can significantly affect the development project realization, are anticipated or discovered. Supports decision process by providing solutions and mitigation measures. Develops and implement mitigation plans for identified Project risk areas. • Ensure required and timely reporting to the steering bodies on the budget and project progress, following company processes and procedures. • Actively contributes to the work of the Transaction Manager/ Investment team during the acquisition phase and ensures smooth transition of the project into the development phase following the approval by REC or other relevant approving forums. • Responsible for smooth handover of the assigned development project(s) to the Meeting Place Manager by delivering on agreed Investment Request and Meeting Place Concept, securing availability of required hand-over documentation and warranty handling approach. Cooperates with the Meeting Place Manager and the team when on-board. • Responsible for timely requesting, on-boarding and leading a cross-functional team from Ingka Centres Domains and Ingka functions that is required for successful development project realization. • Builds, leads and develops an empowered (within the frames of approved IR and timeframes) cross?functional team of highly motivated co-workers with the right mix of competencies and capabilities. • Implement plans to minimize customer disturbance during project execution in operating Meeting Places. Ensures availability of resources required to upkeep good customer experience during construction in collaboration with the Meeting Place Manager. • Establish effective cooperation with all stakeholders and partners during project development, including local authorities, in order to plan the project execution and secure targets are met within expected quality and time and budget. • Ensure the meeting place concept realization through out project development in collaboration with relevant functions.
